A reproducible record of the public datasets behind the current launch build.
What changed
- Property tax: ACS 2024 five-year tables B25103 and B25077, curated for 3,135 U.S. counties and county equivalents.
- Insurance: NAIC 2022 HO-3 state average premiums from the report published in May 2025.
- Risk context: FEMA National Risk Index version 1.20 county records.
- Launch coverage: California, Florida, and New York county pages, with reviewed California and Florida reassessment and exemption guidance.
Why vintages matter
A displayed $4,000/yr tax estimate may use a 2024 ACS effective rate, while its insurance budget begins with a 2022 NAIC premium. TrueCarry shows both vintages because combining them without disclosure would imply a recency the source data does not have.
Publication gates
Records must pass schema, range, completeness, provenance, and freshness checks. Pages must have one canonical intent, unique metadata, a concrete answer, confidence, as-of date, source attribution, methodology, disclaimer, structured data, and no broken internal links.
Confidence: Medium. County tax figures are ACS-derived estimates and homeowners insurance remains a wide historical budget range, not a live quote.
